n2 Development, Victoria, London

The n2 Development in Victoria, London, is a 17-storey office building with up to 3-basement levels (15m deep). The ground beneath the site is extremely congested with a number of London Underground and Thames Water assets.

These assets posed major constraints for the development with very limited space for new foundations. The geotechnical team, comprising RBG and GCG as designers, with early contractor involvement from Keltbray and WHP, collaborated closely with Landsec to develop a foundation and basement solution, which maximised the development potential for the site.

Landsec encouraged the geotechnical team to explore unconventional design and construction options. This enabled the innovative approach that was required to construct piles in very close proximity to existing underground assets ensuring the viability of the scheme. Several exceptional measures were adopted to mitigate the potential risks of movement and groundwater/ polymer leaks into existing assets.
